The Renovation Clarity Visit
We walk your new home with you and tell you honestly what’s worth your budget.
Ideally before the contractors start quoting. We walk through your new home with you, look at how you’ll actually live in it, and tell you honestly which changes deserve your renovation budget — and which don’t. A complete, standalone piece of advice, not a sales consultation.

01 · Before
We arrive already familiar
- A short, structured intake form.
- You email the floorplan and a few photos. We review them before we come.
02 · During
~2 hours in your home
- How you’ll actually live here — routines, work, guests, a growing family.
- We question the assumptions from the viewing and the listing.
- We assess the property itself — layout, light, structure and condition — and where change will make the biggest difference.
- Whether you might be solving the wrong problem.
- What seems worth pursuing — and what may not be.
03 · After
Your Clarity Note
- What we believe really matters — and where you can save money.
- 3–5 key recommendations, each with an indicative cost range.
- Where a wall or structure is involved: an introduction to a structural engineer we work with.
- A 30-minute follow-up call within 3 months.
- Bonus: a Budget Reality Check and our New-Home Renovation Checklist (permits, VvE, contractors).
Delivered within 48 hours after the visit.

The visit is a diagnosis, not a design: it doesn’t include layouts, visualisations, contractor quotes or construction documents. Those belong to the next stages — only if you want them.

Renovating with your mortgage?
First decide. Then get the quotes.
Your lender needs contractor quotes for your renovation reserve (verbouwingsdepot). The visit tells you what’s worth quoting. Later, if you wish, we gather and compare the quotes for you.
Final amounts are agreed with your mortgage advisor and lender.

Some clients only need clarity. Others want us to design the whole home, or to stay with them while it’s built. You decide at each stage.

A good fit if you’re planning real changes — typically €30k or more — and want a designer’s judgement without handing over every decision.

Good to know.
Do I have to know whether I want to renovate already?
No. That’s exactly what the visit is for. Most people arrive with a feeling that something isn’t working — not with a plan.
What if you think we should not renovate?
Then we’ll tell you, and explain why. A clear “not this” is a valid outcome — and often a valuable one.
Does this help with a renovation reserve in my mortgage?
Yes. Your lender needs real contractor quotes, so the first step is deciding what’s worth doing — that’s the Clarity Visit. We can then gather and compare quotes for exactly that scope, and show you which part of our design fees can be included in your reserve as well. Final amounts are agreed with your mortgage advisor and lender.
Can both my partner and I attend?
Please do. Decisions hold up better when everyone who will live with them is in the room.
Do you work outside Amsterdam?
We work in Amsterdam and surrounding areas within approximately 60 minutes’ drive. Outside this area? Get in touch and we’ll see what’s possible.
